Q. I found a crack in the wall of my new house. Should I panic?

A. Cracks happen! Concrete consists of cement, sand, gravel and water. As the water evaporates, the other ingredients cure
into a hard slab. This curing process causes the concrete to shrink, which results in cracks. Most cracks are caused by this
normal curing process or by natural settling of the foundation.
Even in tall buildings, cracks are a fact of concrete, but can cause alarm even among sophisticated homeowners. However,
most concrete cracks pose no structural concern and usually do not indicate any danger that the wall or building is weak.
Bottom line: Cracks are no cause for alarm and can often be repaired, easily, quickly, and affordably.

Code of Ethics
All KPDA members sign their pledge to this Code as a condition of membership. This pledge is a declaration of intent, and does not assume any legal status beyond the provisions of the KPDA rules governing operations and memberships. Complaints KPDA receives and assesses the merits of any customer complaint against any of its members, and will give hearing and submit its findings to both parties. Status

Successes
Since inception, KPDA has:
  • passed and enforced a Code of Ethics for developers.
  • launched an advocacy program for Land Administration Reform.
  • developed an Annual Awards program for the best developers.
  • served as a standing member on the Ministry of Housing joint committee to develop private sector incentives for low-income housing.
  • supported a workshop to resolve the 2006 Suspension on Development in Western Nairobi.
  • served on the Nairobi City Council’s Task Force on Illegal Developments.
  • produced position papers on the Draft Housing Bill and the Draft Land Policy.
  • published articles on the capital gains tax, housing price trends, construction cost drivers, collaboration with neighbourhood associations and comparative housing policies.

In Memoriam
  Daniel served as the Convener of the Policy and Advocacy Committee of the Kenya Private Developers since 2006 before being elected Secretary in September 2008. He died on November 6, 2008 unexpectedly in a road accident. He is survived by his wife Jemarose Mwakisha and his daughters Anne, Betty, Tabitha and Ruth.
KPDA is grateful for the services and commitment of DK who was committed to its mission and who worked tirelessly to see KPDA’s vision come to pass.
